By using this website and submitting your information, you agree to these terms.

Who we are

Blue Backs Property's is a real-estate home-buying company. We buy properties directly from owners. In some cases we may assign our purchase agreement to another buyer before closing. We do not sell, rent, or share your contact information with third parties for their marketing. Any offer is non-binding until a written purchase agreement is signed by both parties.

No guarantee

Submitting the form does not guarantee an offer or a specific price. Offers depend on the property, market conditions, and your situation. We are not a real-estate brokerage and do not provide legal, tax, or financial advice.

The only exception is the $500 Offer Guarantee Program below, which applies only to sellers we accept into the program.

$500 Offer Guarantee Program

If we accept you into this program, we guarantee you will receive a written cash offer within 14 days, or we pay you $500. These terms apply:

  1. Enrollment required. The guarantee applies only to sellers we accept into the $500 Offer Guarantee Program and confirm in writing (an email or text from Blue Backs Property's stating that you are enrolled). Submitting the form, calling, or messaging us does not enroll anyone. We may accept or decline enrollment at our discretion for legitimate business reasons related to the property and the transaction (for example property type, condition, or title or legal status). We never decline based on race, color, religion, sex, disability, familial status, national origin, or any other characteristic protected by federal or Michigan law.
  2. Eligibility criteria. All of the following must be met:
    • The property is a residential property (single-family, condo, or 2 to 4 units) in Oakland, Wayne, Macomb, or Livingston County, Michigan.
    • The person enrolling is the owner of record or has legal authority to sell the property.
    • The property is not currently listed with a real estate agent or under contract with another buyer.
    • The seller provides accurate information and reasonable access for a walkthrough (in person or virtual) within 5 days of enrollment.
  3. What we guarantee. We will deliver a written cash purchase offer (by email or text) within 14 calendar days after your enrollment confirmation. The clock pauses while access for the walkthrough is pending. The offer amount is at our discretion. The guarantee is that an offer will be delivered, not any particular price, and you are never obligated to accept it.
  4. If we miss it. If we don't deliver a written offer within that window, we will pay the enrolled seller $500 by check or electronic payment. To claim it, send us a written request within 60 days after the window ends, and we will pay within 30 days of receiving your request.
  5. Limits. One payment per property and per seller. Not transferable. Void if enrollment information was materially inaccurate. We may change or end the program for new enrollments at any time; changes don't affect sellers already enrolled.
